BUYING

Buying Property in NSW

Whether you're a first home buyer, seasoned investor, or upgrading to your dream home, purchasing property is an exciting step and one of the biggest financial commitments you will make. Having an experienced conveyancer by your side ensures the process runs smoothly, from the moment you find a property right through to settlement.

What to Expect

When buying property in New South Wales, there are several key stages involved:

  • Review of the Contract for Sale

Before signing anything, we will carefully review the contract, explain the terms in plain English, and help you understand your rights and responsibilities.

  • Negotiation & Exchange

We can assist with negotiating terms (such as extended settlement or cooling-off periods), liaise with the vendor’s solicitor, and handle the exchange of contracts.

  • Pre-Settlement Process

We will coordinate with your lender, arrange necessary searches, and ensure all conditions are met before settlement day.

  • Settlement

On your behalf, we will attend to the financial settlement, confirm legal ownership transfer, and make sure everything is lodged correctly with the Land Registry.

Services Include:

  • Contract review and advice

  • Liaising with real estate agents, buyers agents, mortgage brokers, and banks

  • Managing all legal paperwork and compliance

  • Calculating stamp duty and applicable concessions

  • Ensuring smooth, stress-free settlement

  • We are here to make the process as straightforward as possible, keep you informed at every step, and protect your interests at all times.

SELLING

Selling Property in NSW

Selling your property can be both exciting and stressful. With the right guidance, it does not have to be complicated. As a licensed conveyancer, my role is to ensure the legal side of your sale is handled efficiently, so you can focus on moving forward with confidence.

What to Expect

In NSW, you must have a Contract for Sale prepared before your property can be marketed. Here’s how I help:

  • Preparing the Contract

We will draft and provide a legally compliant Contract for Sale, including all required prescribed documents and certificates, tailored to your property.

  • Negotiation & Exchange

Once you find a buyer, we will liaise with their legal representative to negotiate terms, manage the exchange process, and secure the deposit.

  • Pre-Settlement

  • We will coordinate with your lender (if applicable), assist with the discharge of mortgage paperwork, respond to requisitions, and prepare all documents needed for settlement.

  • Settlement

On the day, we will ensure the funds are correctly received, the property is legally transferred, and you meet all obligations under the contract.

Services Include:

  • Drafting and issuing the Contract for Sale to your Agent for marketing campaign

  • Managing legal obligations and vendor disclosures

  • Liaising with the buyer’s legal representatives

  • Assisting with discharge of mortgage (if required)

  • Ensuring timely and successful settlement

From start to finish, we will be available to answer your questions, protect your legal interests, and help you navigate the sale process with clarity and peace of mind.

TRANSFER OF PROPERTY

Property Transfers in NSW

Not all property transactions involve a sale. Transfers between family members, spouses, or as part of a deceased estate require careful handling to ensure legal and financial obligations are met.

What to Expect

Whether you are transferring property:

  • Between spouses or de facto partners

  • As part of a family arrangement or gift

  • Following a separation or divorce

  • Or under a Will or grant of probate

We can guide you through the process, including preparing legal documents, lodging with the Land Registry, and advising on stamp duty exemptions or concessions.

Services Include:

  • Preparing and lodging transfer documents

  • Liaising with Revenue NSW and Land Registry Services

  • Advising on stamp duty implications

  • Working with your accountant, family lawyer or estate lawyer if needed
